This property is nestled in the rolling hills of Southern Colorado next to the Rocky
Mountains. Rio Cucharas subdivision was created in the early '70s, but not too
many homes have been built. The closest town is Walsenburg, about 10 minutes
away, which has most services and necessities. Pueblo is about 45 minutes to the
North, and it is about an hour and a half to Colorado Springs and two and a half
hours to Denver.

For added privacy, the biggest part of the property is located away from the road.
As you can see on the map, a long leg of the lot connects the property to the road
which rises about 4 feet or so above the entrance to the property. The lot is mostly
level with a small hill at the Southeast corner where there is a grove of junipers and
pine trees. There is an arroya (gully) running along the North side of the property
The gully is primarily on Tract H, which is a county-owned 5-acre open space area
that borders the property.
Views of the snow-capped peaks to the West are great. It's hard to find views and
trees like this combined with such a desirable location.
This is a nice place to build a country home or cabin or you could come here on
vacations or for weekend getaways. There is no homeowners association and there
are no homeowners association fees. The property taxes are only about $73.50/year.
Wildlife are plentiful in the area. I sometimes see pronghorn antelope nearby as
well as deer, rabbits and birds.
San Isabel National Forest is just half an hour from here and has tens of thousands
of acres of public land with wildlife and places to hike, mountain bike, etc. There are
elk, deer, and many other animals. The Spanish Peaks and the Sangre De Cristo
mountains are home to some of Colorado's largest herds of bighorn sheep.
A short distance to the South of here is Lathrop State Park, which is a great place
to fish, hike, swim and watch wildlife. Horseshoe Lake and Martin Lake are located
inside the park and they are known for their fishing, boating and water skiing.
FISHING
Martin Lake has perch, walleye, wiper, largemouth bass, bluegills, smallmouth bass,
black crappies, channel catfish, rainbow and cutthroat trout and north pike. The
Colorado Division of Wildlife reported on their web site that recently there were some
northern pike in the 20 pound range taken.
Horsheshoe Lake has channel catfish, bluegills, rainbow, brown and cutthroat trout,
smallmouth and largemouth bass, carp, and tiger muskies.
Pueblo Reservoir, about an hour away, offers great fishing for walleye, bass, pan fish
and trout. It is one of the largest lakes in Colorado and a popular place for boating and
water skiing.
DIRECTIONS
Take I25 to exit 52 and turn right to get to the town of Walsenburg. At the center of
town, take Highway 160 West for 4.9 miles to the Cucharas Inn. Turn right and go
1.2 miles to County Road 504. Turn left on County Road 504 and go 3.7 miles to the
curve in the road
